June 2021 Housing Market Update

The weather is heating up and the real estate market has consistently been on fire! I wanted to thank each and every person who attended our homebuyer webinar on the 10th! Number of Home Available for Sale Comparision     

I have been back in the groove of things and finding homes for sale that fit the needs of buyers is still one of the biggest challenges for any real estate agent in the current market. As one agent put it to me"It's almost like a crapshoot or lottery on if your buyer's offer gets accepted or not!" I found this to be a good analogy in part because offers can be so close to each other that it's little things in your offer that can make all the difference on whether or not you get the home or not!

 

Months Supply of Homes for Sale

 

I'm astounded that the number of months this number has continuously headed on a downward slope. When I was initially asked about how I thought the market would be after the pandemic, I thought it would be fine but I had NO CLUE that there would be so few homes for sale. I think part of the contribution to this has been keeping people in their homes with the moratorium on foreclosures and evictions. Had those homes gone up for a foreclosure sale, many families would be in a tough spot and there would be more homes that made it to the marketplace for buyers to capitalize on.

 

Median Days on Market

I pulled up this crazy good stat this morning and I HAD TO share it with you! This gives you an idea of how fast homes are selling in this market from parish to parish. If you're a buyer, you need to be prepared to look at a home every single day because if you wait until day 2, you will not be able to make an offer because the home may not be available anymore!
